I created this publication to explain the questions that rate quotes often leave out: how principal is repaid, where available cash goes next, whether interest may be deductible, and how a renewal can change the years ahead. The examples use real mortgage mechanics and clear numbers, with risks and assumptions stated.

I write for homeowners aged 30-55, especially those approaching renewal, along with landlords, small real-estate investors and self-employed borrowers across Canada. Realtors, financial planners and mortgage professionals will also find material they can use when discussing debt and home financing with clients. My work is based in Ottawa.

How I work

Structure first, math included

I start with the mortgage, cash flow, tax treatment and the goal for the money freed as principal falls. Then I explain the available choices, their assumptions and their risks in plain language. As a licensed Mortgage Agent Level 2, a Smith Manoeuvre Certified Professional and a landlord, I bring both professional training and direct ownership experience to these subjects through my work at The Mortgage Advisors, licence 11947.
